Magrock Secure Chancerygate Project, Questor 96

Project Overview:

Magrock is pleased to announce that we have successfully secured a significant new industrial development project, reinforcing our continued growth and expertise in delivering high-quality commercial construction schemes. 

 

The new warehouse units and open storage accommodation will offer further opportunities within an established commercial location, aiming to achieve an EPC A rating and BREEAM Very Good. Strategically positioned off Hawley Road (A225), just 1 mile west of Junction 1b of the M25, the estate benefits from excellent connectivity, with Dartford town centre approximately 1mile to the north, providing extensive retail amenities and a mainline railway station. 

 

Development includes: 

 

  • 7 industrial units, arranged as one terrace of units and four standalone units  
  • Total Gross Internal Floor Area: 96,000 ft²  
  • External Storage Area: 47,577 ft² (4,420 m²)  

 

Scope ofworks:  

 

  • Construction of all industrial units  
  • Development of external hardstanding and storage areas  
  • Installation of drainage, utilities, and service connections  
  • Creation of access roads and parking facilities  
  • Landscaping and finishing works  
  • Delivery of all supporting infrastructure and ancillary elements required for a fully operational site 

 

The scope of works includes the construction of the buildings, associated infrastructure, and external works, including hardstanding, external storage areas, drainage, utilities, service connections, access roads, parking, landscaping, and all ancillary works required to deliver the development in accordance with the contract documentation.

ProjectTimeline: 

  • Site Possession: March 2026 
  • Practical Completion: December 2026
