AIR Heathrow represents another major delivery with Magrock’s long‑standing client Wrenbridge, showcasing our capability to execute complex industrial schemes with significant infrastructure constraints and ambitious environmental objectives. The defining challenge of the project was the presence of a live aviation fuel pipeline supplying Heathrow Airport, requiring exceptional planning, precision and close coordination with multiple statutory and regulatory stakeholders to safeguard critical national infrastructure.

Significant infrastructure works were undertaken, including delivery of a new foul pumping station, engineered drainage systems and extensive cut and fill operations to form development plateaus. All works were carefully sequenced to maintain the integrity and safe operation of the fuel pipeline corridor, demanding rigorous safety management, robust sequencing and continual stakeholder engagement.

Alongside the technical challenges, the scheme delivered strong environmental outcomes, achieving 17% Bio-diversity Net Gain. The creation of a unique park landscape featuring a lake, scenic nature trails and tree-lined paths formed an ecological corridor that integrates sensitively with the surrounding environment and provides long‑term ecological value.

The development delivers three units totalling 107,566 sqft of prime logistic space, designed to accommodate a wide range of industrial and production uses within the Heathrow corridor. AIR Heathrow reinforces Magrock’s ability to balance infrastructure risk, environmental performance and delivery certainty.
