
Indurent, Avonmouth demonstrates Magrock’s capability to deliver large‑scale industrial schemes with technical rigour and the highest environmental and operational standards. Delivered under a design & build contract, the four industrial units incorporate high‑quality office accommodation, extensive external works and Section 278 highway improvements.
A defining element of the project has been Magrock’s sustainability‑led delivery approach, with comprehensive embodied carbon reporting undertaken from early design through to construction. Through optimised structural design, material selection and construction methodology, the scheme is achieving a 30% reduction in embodied carbon against the contractual target, equating to a betterment of 11kgCO2/m2 GIA.
Carbon savings have been driven through the use of low-carbon steel options, including EAF-produced structural steel and high recycled content reinforcement, alongside opportunities to reduce steel quantities through design development. Significant reductions have also been achieved through the use of cement replacements within concrete mixes, incorporated into CMC piles, foundations, warehouse slabs and service yards, delivering substantial A1-A3 embodied carbon savings.
Each unit has been designed to provide flexible, future‑proof industrial accommodation. Unit 28, pre-let to Sainsbury, includes specialist tenant enhancement works, delivered seamlessly with the base build.
