
The Kentish Town scheme represents a key milestone for Magrock as our first project for Big Yellow Self Storage, one of the UK’s leading self‑storage providers. Situated on a tightly constrained inner-London site, the development required a highly considered approach to delivery within an ultra urban environment defined by restricted access, adjoining properties and complex boundary conditions.
Appointed as Principal Contractor and Designer under a design and build contract, Magrock are delivering a new five-floor self‑storage facility with 70,000 sqft MLA, including building envelope and a specialist internal fit‑out aligned to Big Yellow’s operational model. This incorporated specialist partitioning, M&E installations, enhanced property protection and fire safety systems with bespoke customer storage units designed to enhance functionality and customer experience.
The project has demanded careful coordination of party and boundary wall agreements, alongside stringent logistics panning to manage access restrictions and minimise disruption to neighbouring properties and adjoining owners. Extensive external works have included retaining structures, drainage infrastructure, new service yard, access routes, landscaping and ecological enhancements in accordance with planning and sustainability objectives.
A dedicated apprentice, recruited from the local borough, has been employed throughout the project reinforcing Magrock’s commitment to supporting construction skills development and delivery of social value to the communities we work within.
