
Magrock was appointed to deliver the full demolition of the former SGN gas works site, followed by the design and construction of 92,761 sqft of new industrial accommodation, supported by comprehensive external infrastructure. Delivered alongside a live neighbouring operation, the project demanded careful sequencing, tight logistics control and a consistently collaborative approach to protect day-to-day activity throughout.
Maintaining 24-hour, uninterrupted access for SGN was a defining requirement and a core success of the scheme. Working closely with SGN and key stakeholders, Magrock planned and managed access routes, site interfaces and phasing in detail to ensure business-as-usual operations were maintained at all times. This level of coordination and sensitive site management reflects the same principles required to deliver safely and efficiently in complex live environments.
The development also demonstrates Magrock’s capability to regenerate constrained brownfield land, including legacy gas holder infrastructure, into best-in-class last-mile facilities aligned with strong ESG objectives. External works included new hard standings, 102 car parking spaces, EV charging infrastructure, a new access road and a full drainage installation designed to enhance long-term site performance.
Through proactive stakeholder engagement and sustainability-led delivery, Magrock successfully transformed the site for repeat client Chancerygate without compromising operational continuity.
