
High Wycombe X reflects the consistently high standards that underpin every Magrock project. The project showcases Magrock’s commitment to constructing superior‑performance commercial spaces to elevated sustainability benchmarks.
Originally designed to achieve BREEAM Excellent, Magrock applied our in-house sustainability expertise to push performance further. Early engagement, detailed credit analysis, and proactive collaboration with the design team identified enhancements across the building fabric, system efficiency, materials selection and site-wide environmental measures. This technically rigorous approach successfully elevated the project’s rating to BREEAM Outstanding, a new benchmark being targeted within the industrial and logistics sector.
Demolition of existing structures on the site was followed by a full design and build of the high‑specification commercial space featuring integrated office accommodation and a fully serviced, operational efficient, modern yard. Magrock’s delivery focus remained firmly on quality, precision, and full compliance with the rigorous standards required for an Outstanding BREEAM assessment.
Extensive external works formed a core part of the scheme, including the installation of new vehicle electrical (VE) charging points, upgraded access roads which will facilitate future phases of the scheme and engineered sustainable drainage systems (SuDS). Each element was designed to enhance operational performance while supporting the scheme’s overarching sustainability objectives.
