
Bartley Junction establishes Magrock’s capability to deliver complex multi-unit industrial schemes with control, consistency and quality at scale. The development spans 3.9 hectares and comprised of six terraced buildings providing eleven individual commercial units for research & development and light industrial uses. The primary delivery challenge, managing a large site with a phased terraced layout and multiple concurrent work faces, was managed through detailed planning, robust sequencing and disciplined coordination of multiple subcontractors operating simultaneously. This approach ensured consistent quality standards and safe access across the site.
Specialist ground engineering, including vibro stone columns, achieved the required bearing capacity for the steel frame structures. Environmental protection measures were integral, including the careful installation of root barriers around the site perimeter to safeguard existing trees. Magrock also implemented rigorous site protocols for dust and vibration control, logistics planning and stakeholder engagement to deliver the works efficiently and considerately, minimising disruption to the local community and adjacent residential areas.
Delivered to EPC A+ and BREEAM Excellent, Bartley Junction demonstrates Magrock’s technical expertise and professionalism in managing complexity across large, multi-unit developments. As Magrock’s first project for XLB Properties, funded by Patron Capital, it has established a strong foundation for future collaboration.
