The Spark development at St James Park, Bishop’s Stortford demonstrates Magrock’s capability to take control of complex, mid‑programme high-tech schemes and deliver them to completion with certainty and quality. Appointed by long‑standing client Wrenbridge following the administration of the original main contractor, Magrock assumed responsibility for both internal and external works across five industrial buildings, progressing the development with minimal disruption to programme continuity.

The project required Magrock to inherit partially completed structures at varying stages of construction. Detailed technical reviews, quality inspections and corrective measures were undertaken to assess existing works, resolve defects and ensure full compliance with design intent, statutory requirements and client expectations.

The scheme comprised of new industrial units with fully fitted open‑plan first floor office accommodation, delivered for future tenant occupation. Drawing on its experience in managing projects in transition requiring programme recovery, Magrock rapidly re‑established control of sequencing, coordinated closely with designers and statutory bodies, and reinstated a safe, efficient and well‑managed site environment.
