
The Tipton development demonstrates Magrock’s ability to deliver technically complex industrial schemes with certainty, precision and control. Delivered for Tungsten on behalf of Kennedy Wilson, the project was undertaken within a live industrial park, with demanding ground conditions, requiring exacting safety management and continuous stakeholder coordination to maintain uninterrupted operations.
The works commenced with the full demolition of an existing warehouse, followed by an extensive ground improvement programme. During construction, multiple unrecorded mine shafts were identified, presenting a significant technical challenge and programme risk. Through proactive investigation, rapid engineering solutions and close coordination with specialist consultants and statutory bodies, Magrock mitigated the risk effectively to maintain programme certainty, quality and safety.
The scheme progressed into construction of two high-specification steel frame industrial units, each exceeding 100,000 sqft, designed to support modern, high-capacity operations. Significant civil engineering works included construction of a substantial gabion retaining wall, forming stable site levels.
Completed within an impressive 42-week programme, Tipton reflects Magrock’s capability for rapid decision-making, technical coordination and agile sequencing.
